Gutter Cleaning for Cobble Hill Houses and Outbuildings

Out here a property is a house plus a shop, a barn or a carport, and every one of those rooflines has a gutter collecting maple leaves and fir needles.

Ask someone in Cobble Hill how many gutters they own and the answer is rarely one house’s worth. There is the house, then the shop, a barn or hay shed, a carport, maybe a guest cabin, spread over a few acres between the village and the highway. We look at the whole lot and you decide which rooflines get done this year.

Most of what fills those gutters comes from the edges of the property. Fir and cedar windbreaks along the fencelines, and the big bigleaf maples left standing around older farmyards, drop straight onto the nearest eave. The open field in between barely touches a gutter. On plenty of places one run is spotless and the one under the hedgerow is packed solid by November.

Where the water goes once it is off the roof

There is no storm drain on most acreage. A downspout here empties onto a splash block, into a buried line that runs out to a ditch, or into a rock pit somewhere in the yard. Each of those can plug in its own way, and a gutter that is clean at the top can still back up because the line below it is full of silt and needles.

So on a Cobble Hill job we do not stop at the elbow. We put water through each downspout and watch where it comes out. If a buried line will not take it, or a rock pit is still sitting full a day after rain, we show you. Clearing a drain line is not part of a gutter clean, but knowing it is the real problem stops you blaming the gutter.

Roadside lots get one more check. A ditch or culvert that fills with leaves in the fall holds water up against the outlet, and the downspout above it drains slowly however clean the trough is.

Shops, barns and carports

Outbuilding gutters get forgotten because nobody stands under them. A metal-roofed shop sheds water fast, so when its gutter is full the overflow comes off in a sheet along the whole wall and lands on the gravel apron. On a wood-framed barn, that splash-back rots the bottom of the siding and the sill.

A lot of older outbuildings have gutters hung on fascia boards that were never painted on the back. Water standing in a blocked trough soaks into that board, the hangers lose their grip, and the gutter starts leaning away from the wall. We check hanger spacing and fascia while we are up there and tell you where the wood has gone soft.

Carports and lean-tos are the low-slope ones. A shallow roof does not throw debris off. It lets leaves sit and wash into the gutter a little at a time all winter, so those troughs fill faster than the steeper house roof beside them.

Cherry Point, Arbutus Ridge and the village

Not everyone here is on acreage. Arbutus Ridge and the homes out toward Cherry Point sit nearer the water on smaller lots, with more arbutus and garden trees than windbreak fir. Arbutus drops bark and leaves through the summer, which catches out people who expected clean gutters by July. In the village the lots are tighter, and downspouts are more likely to feed a drain system than a ditch.

Toward Cowichan Station the properties get bigger again and the pattern swings back to the farms: long runs under tree lines, and outbuildings that have not seen a ladder in years.

How we handle a big property

If you are home, we walk it with you first and agree which buildings are in. Gutters are scooped by hand, the debris is bagged and taken away, and every downspout is flushed and its outlet found. We are insured, WCB-registered, and the quote is free.

Got questions?

Cobble Hill gutter cleaning FAQ

Can you do the house this fall and the barn in the spring?

Yes. Splitting an acreage across two visits is common. We tell you which rooflines are holding water against wood and which can safely wait, then price each building on its own so you can plan around it.

My downspout goes into the ground and I have no idea where it ends up. Can you find out?

Usually. We run water down it and look for where it surfaces: a ditch, a rock pit, a splash pad out in the yard. If nothing shows and the downspout backs up, the buried line is likely blocked or crushed. We tell you what we saw. Digging the line out is a separate job from a gutter clean.

How often should gutters be cleaned in Cobble Hill?

Once a year, after the leaves are down, covers most homes in the village and around Arbutus Ridge. A roofline under a fir windbreak or a big maple usually wants a second visit in spring, because the conifers keep shedding long after the maples are bare.

Do you take the debris away, or leave it on the property?

It all leaves with us. Debris goes into bags as we work. We do not tip it along the hedgerow or into the roadside ditch, where the next storm would wash it straight back toward your downspout outlets.

Do you clean gutters on metal-roofed shops and barns?

Yes. Metal sheds debris into the gutter quickly and is slippery underfoot, so we plan ladder positions around the building instead of walking the roof. Shop and barn gutters tend to be long straight runs, which flush out easily once the solids are scooped.
