Cowichan Bay is really two places that share a name. Down on the water there is the village: a strip of buildings along Cowichan Bay Road, some of them on pilings, all of them living in sea air. Behind it, the land opens into the farmland of the Cowichan and Koksilah estuary, with houses, barns and workshops spread across the flats and up the rise toward Cherry Point and Hillbank.
The gutters in each half fail for different reasons, so we treat them as different jobs.

The village: damp, salt and no room to spare
Village buildings rarely carry a heavy load of leaves. Their problem is moisture. Fog sits over the bay on still mornings and the waterfront stays damp long after inland roofs have dried. Fine grit, a little moss and whatever the gulls leave behind settle into the gutters and stay wet, and over time they form a sludge that is heavier than it looks.
Space is tight, too. Buildings sit close together, and some face the water on one side with only a narrow walk on the other. We plan where the ladder goes before we start, keep the debris in bags, and rinse the outlets without washing anything into the bay.

The flats: maple leaves and long runs
Out on the estuary flats it is the opposite problem. The fields are lined with bigleaf maple and hedgerow trees, and in November they drop leaves in volume. A gutter on the windward side of a farmhouse can fill solid in one storm. Barns and shops are worse: long roof runs, one downspout at the far end, and nobody up a ladder to check them for years.
The ground here is low and holds water through the winter. A downspout that empties onto a splash block beside the foundation, or that has packed solid with leaves, adds to standing water that is already there. Many properties drain to a ditch along the lane or to a rock pit, and both stop working when the gutter feeds them leaf mulch.

Will you clean the gutters on a barn or workshop as well as the house?

Does salt air damage gutters?
