Much of Mill Bay was built in the last few decades, and the rooflines show it: two-storey homes with hipped roofs, valleys, dormers, and a garage stepped down from the main house. What the builders kept was the Douglas fir and western red cedar. You end up with a modern roof sitting under a canopy that was tall long before the house was framed.
That pairing fills a gutter in a lopsided way. Needles land on the upper roof, slide into a valley, and the valley delivers them to a single corner of the gutter. From the driveway the run looks fine, while the corner where two planes meet over the garage is full to the lip.
Subdivision homes near the village centre
On the newer streets, most downspouts drop into a standpipe that ties into perimeter drains and then the storm system. That works well until something gets past the gutter. Needles and shingle grit washed down the downspout settle in the standpipe and the pipe beyond it, out of sight. Once it plugs there, water backs up the downspout and spills over the gutter at the top. It looks like a gutter problem. It is not.
We flush every downspout and watch it drain at the standpipe. If it runs slow, we tell you, and we pull out whatever debris we can reach from the opening.

Townhome rows and strata buildings
Mill Bay has its share of townhome complexes, and their gutters run unbroken across several units. One plugged outlet can send water over the edge in front of a neighbour’s door rather than your own. Treed lots on the slope
Higher up, the lots are bigger and the trees are closer to the house. Some homes sit below the road at the bottom of a steep drive, and water off the uphill side of the roof has only one place to go if the gutter overflows: down the wall and along the foundation. Those are the gutters we would least like to see full during a January downpour.
The uphill eave on these lots also catches needles blowing off neighbouring trees, not just your own. A short gutter on a back wall facing the slope can fill faster than the long front run.

Wind off the water
Homes close to the inlet take wind-driven rain that hits the gutters sideways, and a strong southeasterly pushes leaves from up and down the street into whichever gutter faces it. End caps and seams on that exposed side get a look while we are up there, since a small drip there runs down the siding every storm.

My house is only a few years old. Why are the gutters already full?
Because the trees are a lot older than the house. Most Mill Bay lots kept their mature fir and cedar, and they shed every wet season whatever the age of the roof. New shingles also let go of loose granules for the first few years, and that settles in the trough as grit.
Water spills over one corner of my gutter but the rest is fine. Why?
That corner almost always sits under a roof valley. A valley gathers water and debris from two roof planes and drops both at one point, so the gutter there clogs first and gets more water than the rest of the run. We clear it and check the downspout it feeds.

How often should gutters be cleaned in Mill Bay?
