Buildings along the highway
Much of the valley’s commercial property sits along the Trans-Canada and the main roads into Duncan: strip plazas, standalone retail, offices, clinics, restaurants and service shops. Most share a pattern. The roof is long and fairly flat, there is a low parapet or a short eave at the front, and the downspouts drop straight onto a paved lot or into a catch basin.
That last part matters. When a commercial downspout overflows, the water lands on a sidewalk or a parking stall, where people are walking. In winter that means puddles at the door and ice on cold mornings.

Low-slope roofs, scuppers and drains
Low-slope roofs do not shed debris the way a steep house roof does. Leaves and needles settle on the membrane, drift to the edges and collect at the outlets. Many of these roofs drain through scuppers in the parapet or through internal drains, so the gutter is only one part of the system.
Where those drains are in the agreed scope and safe to reach, we clear them along with the eaves gutters. Bigleaf maple leaves are the usual problem here: a single wet leaf can seal a scupper.

Heating and cooling units, vents and ductwork break up the roof surface. Wind pushes debris into the corners around them, and those pockets get missed because nobody can see them from the lot. We check around the equipment bases on low-slope sections in scope and clear what has built up.

Working while you are open
Before we start, we agree where the ladder goes and when. We begin with the rear and side elevations, then move to the front at the quietest stretch you name. Customer entrances and loading doors are kept clear while they are in use.

Whoever books the work, whether owner, tenant or manager, is our only contact. On a plaza with several tenants, that is usually the landlord or manager, and we let each tenant know what day we will be outside their unit. Will the work disrupt my customers?
We plan to keep that to a minimum. We start on the elevations away from your entrance and do the front during the quietest stretch you tell us about. The ladder never stands across a doorway while people are using it.
What hours do you work?
Our hours are on the contact page. Within them, we can usually pick a start time that suits your opening hours, such as an early arrival before customers come in.
Do you clean roof drains and scuppers?
Yes, where they are part of the agreed scope and safe to reach. Many commercial roofs in the valley are low-slope and drain through the parapet or internal drains. A blocked one lets water pond on the membrane.
Who gets the findings?

Yes. We can quote a portfolio together and keep each building on its own schedule. The same arrangement works for strata and condo properties.
Do you take the debris away?
Yes. It is bagged as we work and leaves with us. Nothing goes into your bins or stays on the lot.
Are you insured for commercial work?
Yes. We are insured and WCB-registered. If your landlord or property manager needs proof on file before anyone goes up a ladder, ask when you request the quote and we will get it to them before the booked date.
