A lot of the gutters around Shawnigan Lake belong to buildings nobody is living in from October to May. Summer cabins, older cottages that came down through a family, the guest bunkhouse up the hill from the dock. The fir keeps dropping needles on all of them whether anyone is there or not, and by the time the owners come back for Easter, the gutters have spent the whole wet season full.
A closed-up cabin is a full gutter
The trouble with an empty place is that nobody sees the overflow. Rain comes off a packed gutter, runs down the face of the fascia and the siding, and soaks in all winter. On the older cottages the trim is often original, and fascia that has been wet since November starts going soft at the corners, where water pools behind the end cap.
We can clean a cabin with the owners away. Tell us how to get in through the gate and anything we should know about the lot, and you will get a note afterwards on what came out and what we noticed.

Snow, ice and needles
Snow is not an every-winter thing here, but when it comes it tends to sit around the lake longer than it does on the highway. Every gutter still full of wet needles turns into a trough of ice. That adds weight right at the hangers, and when the snow on the roof finally lets go and slides, it catches the frozen gutter and can peel a length of it off the house.
An empty gutter going into a cold snap holds a fraction of that weight and can still drain when it thaws. For that reason we put the late-fall clean ahead of any other visit for lake properties.

Downhill to the water
Many lakefront lots fall toward the shore, and downspouts on the lake side often discharge straight onto the slope or into a short pipe that ends partway down the bank. When a gutter overflows instead, water sheets off the full length of the eave and cuts into the soil below it. On a sandy bank above the water, a few winters of that leaves a visible trench along the drip line.
We flush every downspout and look at where it lets out. If the outlet is buried, crushed or pointed back at the foundation, we will tell you.

Year-round homes off the main roads
Not everything here is a cottage. Along West and East Shawnigan Lake Road and out toward the Shawnigan-Mill Bay Road, plenty of homes are lived in full time, many on wooded acreage. Those see the same fir and cedar litter, plus bigleaf maple leaves in October. The difference is that someone is home to notice the waterfall over the front door, which usually means a call in December rather than a surprise in April.
In the village itself the lots are smaller and the trees a little further back, so gutters there tend to fill more slowly.

Shawnigan Lake gutter cleaning FAQ
We are only at the cabin in summer. Do you need us there for the clean?
No. As long as we can reach the eaves and you have told us about gates, dogs or anything fragile near the walls, we can do the work with the place closed up. We send you a note of what we found afterwards, including anything that looked loose or soft.
Is fall or spring better for a lake property?
Late fall, after most of the needles and maple leaves are down, is the visit that matters most, because it leaves the gutters empty going into the freeze. On a lot with heavy fir right over the roof, a spring visit as well clears out what winter brought down.
Do you clean boathouse and shed gutters as well?
Yes. Boathouses, bunkhouses, woodsheds and garages can all go on the same quote as the house. Small outbuilding gutters under trees often fill faster than the main roof because nobody has looked at them in years.
Snow keeps tearing the gutter off one side of our roof. Can you help?
We can clean and check that run, and tell you how the hangers and fascia look. A gutter full of frozen debris is much heavier and easier to rip loose than an empty one. If the hangers or the board behind them have failed, that becomes gutter repair, quoted separately.
Can you work on a lot that drops steeply to the water?
Usually. Lakeside lots are often steep on the water side, so we plan where each ladder stands before we start. If one section cannot be reached safely, we tell you rather than take a chance on it.
